It will be the responsibility of the renter to insure proper watering via the current irrigation system and to notify owner if the irrigation system is damaged or in need of repair. Last month's rent is due at signing in addition to security deposit. Furnishing will be included at additional monthly cost which will be discussed and agreed upon prior to signing lease agreement.
