Outstanding eviction judgments or unpaid rental debt.
Applicants with limited credit history may be required to provide a co-signer or an additional security deposit.
3.Rental History
Applicants may be required to provide rental references from previous landlords.
A favorable rental history includes:
No history of eviction or unlawful detainer actions.
No excessive late payments or unpaid rent.
No documented complaints of disturbance or lease violations.
Proper notice given when moving out.
Applicants with no prior rental history may require an additional security deposit, a 1st time renter fee and/or a co-signer.
4.Criminal History
We conduct criminal background checks on all applicants over the age of 18.
Applicants with a felony conviction for a violent or sexual offense will be denied housing.
Applicants with a felony drug conviction within the past 10 years will be denied housing.
