SAMPLE LEASE AGREEMENT: 2022 Sandy Point Dr. HARKER HEIGHTS, TX
1. PROPERTY
The Owners hereby leases to Tenants for the term of this agreement
a. the property located at: 2022 Sandy Point Drive, Harker Heights, TX,76548
and
b. the appliances on the property: Appliances included are microwave, double oven, cooktop, dishwasher, garbage disposal, air conditioning unit, garage opener w/2 remotes.
2. TERM
The term of this lease is for 12 months, beginning on ?. At the expiration of said term, the lease will automatically be renewed for a period of one month unless either party notifies the other of its intention to terminate the lease at least one month before its expiration date. Military Clause accepted.

At the expiration of said term, the lease will expire unless the tenant gives a written notice at least 30 days before the termination date of the lease. Thereafter, the lease will automatically be renewed for periods of one month until either party notifies the other of its intention to terminate the lease. The notice of termination will be in writing and will be effective on the next rental date no less than 30 days after the date of the notice.
3. DEPOSIT
Tenant has paid a deposit of $2000.00 of which Owners acknowledges receipt. Upon regaining possession of the property, Owners shall refund to Tenants the total amount of the deposit less any damages to the property, normal wear and tear expected, and less any unpaid rent.
4. RENT
Tenants agree to pay rent in the amount of $2650 per month, each payment due on or before the 1st day of each month and without demand. Rent will be considered late after 3 days or the 4th of the month and a $200.00 late charge will apply. Rents not paid on time will be considered delinquent and all remedies under state law will be authorized. Tenant should make payments at Bank of America (Trimmer location) or arrange automatic funds transfer through their banking institution. Payment instruction letter will be provided at later date.
5. UTILITIES/SERVICES
Owners will not provide the utilities. The Tenants will be responsible for all utilities and payment of septic contract. Utilities must remain on for five business days following move out.
6. YARD MAINTENANCE/PEST CONTROL/TRASH RECEPTACLES
A. Tenants must perform/pay for yard maintenance. Tenants will keep the lawn mowed and edged, and maintain all plants, trees, shrubs, etc. Tenants will water the lawn and vegetation. Tenants may not modify the existing landscape, change any plants or plant a garden without our prior written approval. Yard will be mowed at moveout.
B. Tenants will pay for pest control.
C. Dwelling as built in pest control and is strongly recommended that Tenants use the built-in pest control system.
D. Tenants will provide their own outside trash receptacles. Currently, trash pickup days are Tuesday and Friday.
7. INSURANCE
Our homeowners insurance does not cover the loss of or damage to your personal property. You are required to buy and maintain renter or liability insurance.
8. REFUND PROCEDURE
A. Owners shall return the entire deposit to Tenant within 30 days after retaking possession; or shall return so much of the deposit as exceeds any damages done to the property during the Tenant's residence, Tenant's pet(s), normal wear and tear expected, and any unpaid rent. If the Owners return any amount less than the full deposit, he/she shall also provide a written itemized list of damages and charges.
B. Premises has a built-in pest control system. Owner recommends that the Tenant use the pest control system. At termination of lease agreement Tenant must show proof of recent built in pest control system service or if Tenant chooses not to use built in pest control system then Tenant must have premises professionally exterminated once premises is vacant of personal property. Receipt must be provided upon key turn in.
C. Tenant shall have all carpet professionally cleaned at termination of lease agreement. Special carpet cleaning for pet(s) is required. Receipt must be provided upon key turn in.
9. PETS
A. Pets are allowed with approval
B. Pet deposit is $500 per pet. Pet damage will be taken out of the pet deposit.
C. Any pet acquired after signing of Lease will require Owner's permission and a pet deposit of $500.
10. THE PARTIES ALSO AGREE
A. Inventory and Condition Form will be filled out at move-in and move-out. At move-in, Tenant must return form within 48 hours after move-in to Owners.
B. The Owners may not enter the premises without having given tenant at least 24 hours notice, except in case of emergency. Owners may enter to inspect, repair, or show the premises to prospective buyers or tenants if notice is given.
C. Tenant agrees to occupy the premises and shall keep the same good condition, and shall not make any alternations thereon without the consent of the landlord.
D. Camper, RV, Boat MAY NOT to be stored at 2022 Sandy Point Road
E. Tenant agrees not to use the premises in such a manner as to disturb the peace and quiet of other neighbors.
F. The Owners will allow the Tenants to keep pet(s) on the premises. Tenants are fully responsible for any pet damage to walls, cabinets, windows, moldings, and carpet,
G. Tenant shall, upon termination of this Agreement, vacate and return the dwelling in the same condition that it was received, less reasonable wear and tear, and other damages beyond the Tenant's control.
H. Any alternations to this Agreement shall be in writing and signed by all parties. We, the undersigned, agree to this Lease:
